The canal and the Millstone

The Delaware and Raritan Canal runs for 22 miles along much of Franklin's northern and western borders (Wikipedia), and the Millstone River turned the old mills at Kingston and Weston. The Weather Service gauge on the Millstone at Blackwells Mills has a flood stage of 9 feet. Floyd took it to 21.01 feet in 1999 (NWS Floyd report), and Irene went higher, to 21.24 feet, in 2011 (NWS Irene report). Of the river gauges cited on these town pages, it is the only one where Irene beat Floyd.

The township's named communities include Blackwells Mills, Griggstown, East Millstone, Middlebush, Six Mile Run and Zarephath, and on the far side, a school campus sits between Easton Avenue and the Raritan River (Wikipedia). Water reaches homes here from more than one direction.

More townhouses than most towns here

Of 27,089 homes, only 46.5% are single-family detached, and 69.3% are owner-occupied (ACS 2024). That leaves a large share of townhouses and other attached homes. Most of the stock is newer than the river boroughs: 36.4% predates 1980, about 9,870 homes, and 14.6% predates 1960.

Attached homes raise one practical question before any work: what the association covers. Foundation walls and grading are often common elements, while a sump pump or a crawl space liner inside the unit may be the owner's. Check your documents, or send them along and we will read them with you.

Pumps and crawl spaces

If your pump runs often in spring and after big storms, we size the pump to the run rate, add a battery backup, fit a check valve that holds, and route the discharge away from the foundation and the neighbor's yard.

Crawl spaces under split-levels and additions get the same treatment here as anywhere damp: seal the vents, line the walls and floor, and dry the air. If the crawl space takes standing water, a small pit and pump go under the liner first.
