Bounded by the canal, perched above the river

The Delaware and Raritan Canal forms the borough's northern and eastern edges, with the Raritan beyond it. Most of the town sits on higher ground above the river, yet in Floyd the low blocks near the canal still took two to three feet of water, parts of downtown Main Street included (Wikipedia). The Bound Brook river gauge topped out at a record 42.13 feet that week (NWS).

South Bound Brook also appears on the Somerset County list of towns with repetitive-loss properties affected by Ida (Patch). The list gives no counts, but it tells you the town is not dry just because it sits higher than its neighbor.

Mostly older single-family houses

Of the borough's homes, 77.4% were built before 1980 and 39.5% before 1960. Most of them, 61.6%, are single-family detached, and 57.9% are owner-occupied (ACS 2024). Compared with Bound Brook, more of these houses belong to the people living in them, and close to four in ten went up between 1960 and 1979.

Two things are worth knowing about a house of that age. The original drain tile, if there was any, has had fifty years or more to silt up. And the wall-to-floor joint, where the slab was poured against the footing, is often where water finds its way in after a long, soaking rain.

Two levels of fix

For a single damp spot at a pipe or a crack, a targeted leak repair is usually enough. When water shows up along a whole wall, or the floor gets wet in a band after every storm, the dependable fix is a channel cut along the inside of the footing, carrying water to a sump pit. Houses near the canal side often need the second; houses up the hill often need only the first. We will tell you which after we see the walls, not before.
